Not yet. We reply within 24 hours. Your dates are held once the deposit is paid.

We send a secure card payment link by email. 50% is due to confirm, and the balance is due 30 days before arrival. Stays booked within 30 days are paid in full.

Booking sites add a guest service fee. Booking direct, you pay the nightly rate, cleaning, and the lodging taxes Arkansas requires.

9% in total: Arkansas sales tax (6.5%), Carroll County sales tax (0.5%), and the Arkansas tourism tax (2%). Both homes are outside Eureka Springs city limits, so no city lodging tax applies. Every tax is itemized in your quote before you request.

Cancel 30 or more days before check-in for a full refund. Cancel 14 to 29 days before for a 50% refund. Within 14 days, the stay is non-refundable unless we can rebook the dates. We recommend travel insurance.

Check-in is 4 pm and check-out is 10 am. Early check-in or late check-out depends on the calendar, so ask.

Both homes are pet-free.

At Groovy Pines, a second cabin shares the dock, fire pit, and driveway, so you may see other guests. One exterior camera faces the cabin front and driveway and records video and sound; there are no cameras indoors.

Northwest Arkansas National (XNA) is 56 miles away. Springfield-Branson National (SGF) is 87 miles, and Fort Smith Regional (FSM) is 105 miles.

• No smoking indoors.
• No parties or events.
• Quiet hours 10 pm to 8 am.
• Guest count can't exceed the home's maximum.
• The renter must be 25 or older.

Accidents happen. Tell us right away. We may charge for damage beyond normal wear, with photos and receipts.
